Sell an Inherited House in Liberty County, Even When the Taxes Are Behind
If you inherited a house, a mobile home or land in Liberty County and it is still in your parents’ name, you are the person I talk to all day. I’m Raul Bolufe. My company buys inherited property in Texas, including one heir’s share when the rest of the family is not ready to sell. I’m not a lawyer and this is not legal advice. It is what we have done.
What we buy in Liberty County
- A whole inherited house, as is, when every heir wants to sell.
- One heir’s share, when the others will not sell, will not answer, or cannot be found.
- Mobile homes, vacant land and acreage.
- Property with back taxes, a tax lawsuit, or a title nobody ever fixed.
We buy in Cleveland, Liberty, Dayton, Hardin, Plum Grove, Tarkington and the county roads in between.
You do not need the whole family on board to call me. You do not need to live nearby either. Plenty of the owners I buy from have not seen the place in years.
Two Liberty County families we bought from
Cleveland: two brothers who thought the county already had it
Their mom and dad had passed away. The property on a county road outside Cleveland was still in their parents’ names: a beat up mobile home on a piece of land. Two brothers, both living out of town, both busy working.
They knew it was there. They also knew there was a tax lawsuit, and they figured that was the end of it. They did not have the money to pay the taxes. They did not have the three, four or five thousand dollars, plus the time off work, it takes to fix a title with a probate or an affidavit of heirship.
Both brothers were on the same page, so I made them a fair offer, just under market value, because we were taking on the taxes and all of the title work.
Then title found the real surprise. Their parents had bought the place in the 1980s on a contract for deed. They paid it off, but the seller never gave them a deed. So the seller’s daughters had to sign too. We tracked them down and got it done.
Because the brothers agreed, we used a title company. We closed in about a month, and they got paid. They never paid a dollar toward the taxes or the title fix.
Family land with years of unpaid taxes
We also bought one heir’s share of a family’s land in Liberty County where the taxes had gone unpaid for years. That heir got paid. The rest of the family and the title work are still in progress, and that is fine. One heir does not have to wait on everybody else.
What happens when you call
- You tell me the address and who passed away. That is enough to start.
- We pull the Liberty County records and run a title report. Our own team gets title back within 24 hours, which is a big reason heirs get paid fast.
- We figure out who owns what.
- You get a cash offer for your share or for the whole property.
- You sign with a notary wherever you live. We pay the closing costs.
A tax lawsuit in Liberty County is not the end
A lot of families think a tax suit means the county already took the property. It does not, not until the sale. Until then you can still sell, and once you sell to us the back taxes become our problem.
Taxes do not negotiate, so we pay them or build them into the deal. Liens and code violations are different, and we negotiate those all the time.
What a tax suit will not do is wait. If there is a sale date on your paperwork, call before it, not after.
More on this: selling an inherited house with back taxes in Texas and selling an inherited house with a lien.
