All the Heirs Want to Sell. How to Sell an Inherited House for Cash in Texas
About four out of ten families who call me already agree on the big question. Everybody wants out. They just want to sell the inherited house for cash, split it, and stop paying taxes on a place nobody lives in.
I’m Raul Bolufe. My company buys inherited houses and heir shares across Texas. I’m not a lawyer and this is not legal advice. It is what we have done on real deals.
Agreeing is the easy part. What stops these families is everything after that.
Why “we all agree” still gets stuck
You would think a family that agrees could just list the house and be done. Then the realtor asks whose name is on the deed. It is Mom’s. Or Grandma’s. Or a man who died in 1987.
Here is what usually shows up next:
- The house is still in a dead person’s name. Nobody can sign for it until the heirs are put on paper.
- Back taxes. Sometimes a tax lawsuit. Sometimes a sale date.
- Heirs in other states. One in Oklahoma, one in a hospital, one who has not answered a text since Easter.
- A house full of stuff. Forty years of a parent’s life in every closet.
- Repairs nobody can pay for. A regular buyer’s inspector will find all of them.
A regular buyer needs every one of those fixed before closing. When you sell an inherited house for cash to us, those become our list, not yours.
Three families who sold an inherited house for cash
Three sisters in Odessa
A mother died and left her house on Walnut Ave to her three daughters. The sisters had not spoken in about ten years. A family friend was living in the house.
One sister reached out to us from a hospital room in another city. She wanted to sell her third fast. She signed there. Two weeks later her sisters signed too, and now we had the whole house. We paid the family friend to move on a schedule that worked for them instead of filing an eviction. From the first call to the house being sold was about six weeks. You can read her side of it in the hospital bed story.
Both sides of that family left us five star reviews. I am still a little surprised by that one.
Nine heirs and a tax sale in Shepherd
Six acres outside Shepherd, owned by nine heirs in Texas, Oklahoma, Colorado and Arkansas. The county had it on the tax sale list for September 1.
We paid what it took to pull it off the sale before all nine had signed. Then we sent notaries to every state. The county does not record electronically, so the deeds were driven to the clerk by hand. All nine deeds were recorded 21 days after the first call. Nobody in that family wrote a check to the county.
Five kids and their father’s things on N Sierra Ave
A father in Odessa died without a will. He had five children from two marriages. The daughter we worked with needed 30 days to go through his things.
So we held part of the money at closing, moved his belongings into the garage, and closed anyway. She got her time. The family got paid. Nobody had to rent a storage unit in a hurry. That is the point of selling an inherited house for cash: the house fits around the family, not the other way around.
What happens when you sell an inherited house for cash to us
- You call or fill out the form. Tell me the address and who passed away.
- We pull title. Our own team gets the title report back in about 24 hours. That is why our offers come fast and why families get funded fast.
- We figure out who actually inherited. It is regularly not who the family thinks.
- We make an offer for the whole house. As is. Furniture, junk, roof and all. That is what buying an inherited house for cash means to us.
- Everyone signs where they are. We send a mobile notary to each heir, in any state.
- We handle the paperwork. Most of the time that means an affidavit of heirship, not probate. More on that in selling without probate.
- You get paid after the deed records.
Liens are a normal Tuesday for my team. Back taxes, a tax lawsuit, child support liens, code violations, a demolition order. Once you sell, those become our problem. We call, we negotiate, we pay. In West Columbia we settled a six figure lien for under five percent and got a demolition order lifted on the same house. If taxes are the main worry, read inherited house with back taxes.
What it costs you to sell an inherited house for cash
Nothing comes out of your pocket.
- No repairs.
- No cleanout.
- No realtor commission.
- No closing costs. We pay them on every deal.
- No title, notary, recording or attorney bills.
The price for an inherited house for cash is lower than what a fixed up house would sell for on Zillow. That is the trade. You skip the repairs, the months of title work, the showings, and the risk that the deal dies after you already spent money on it. Some families would rather list it. If the title is clean and the house is in good shape, that might be the right call, and I will tell you so.
When one heir is not on board
Sometimes the family thinks everyone agrees, and then one brother stops answering. That does not kill it. We can still buy the shares from the heirs who want out, and deal with the last one ourselves. That is most of what we do. The pillar page explains how selling just your share works.
What this means for you
- If every heir wants to sell the inherited house for cash, it can usually close in weeks, even with an old name on the deed.
- Back taxes and liens do not have to be paid by you first.
- Heirs in other states, hospitals or nursing homes can sign where they are.
- You can leave the stuff. Or take your time with it.
- If one heir backs out later, the rest of you can still sell.
The short version
- Agreeing to sell is step one. Clearing the title is the real work, and we do it.
- We buy any inherited house for cash, as is, and pay every closing cost.
- Our title report comes back in about 24 hours, so the offer comes fast.
- Every heir signs with a mobile notary, wherever they live.
- You get paid when the deed records.
We buy inherited houses all over Texas, including Odessa and San Jacinto County. If your family is ready to sell an inherited house for cash, call or text me at 936-380-6384, or fill out the form. Tell me the address and who passed away.
